Following the delivery of sanitation facilities earlier this year for Arena Church in Nottingham, Midlands contractor, G F Tomlinson has transformed another disused space to help vulnerable city residents who need it most.

As part of the company’s commitment to delivering social value in the region and building on its long-standing relationship with the church, the contractor has provided ventilation upgrades and enhancement works for the basement area of the central city shelter in Western Street, Hockley.

The contractor partnered with Amptron Electrical Services to provide upgraded ventilation systems which allow mechanical air change movements, to help with the lack of natural air flow, due to the location within the building. The G F Tomlinson Client Care team also carried out redecoration works to the space.

These enhancements have enabled the basement area to become a more comfortable space within the church, providing vulnerable Nottingham residents with shelter, sanitation facilities and hot refreshments.

New bollards were also installed to car parking bays, enabling the church to rent out the spaces to local businesses in the city centre, providing much needed revenue for the shelter. A drone survey was also completed of the building’s roof, to assist Arena Church with assessing repair and maintenance needs.

In February, G F Tomlinson worked with local sub-contractors alongside Pastor, Jono Kirk, from Arena Community, to convert previously unused space into a shower and washer / dryer facility for vulnerable Nottingham residents to use who lack access to basic sanitation facilities.

This year, the contractor has provided a total of £67,782 worth of social value-added opportunities for Arena Church, and the vital additions will act as an extension of the church’s mission to ‘Go, Grow, Love and Serve’ in Nottingham City, with facilities and spaces on hand ready for the church’s ‘Care for a Coffee’ initiative, which launches early next year.

‘Care for a Coffee’ will provide warm, safe spaces for vulnerable people to get a weekly hot meal, with an option to clean and dry clothes and make the most of a ‘shower hour.’

Stephen Green, project manager at G F Tomlinson, said: “It has been a pleasure to return to the Arena Church and to build on the great work we did previously, providing further necessary renovations to this community asset and provide help and facilities where most needed, especially in the wintertime.

“As a company, we are strong advocates of the incredible work that Arena Church does for the local area, and it’s a privilege that the team have again been involved in further enhancing spaces to provide refuge for vulnerable people in Nottingham.”

THE restoration of a former Victorian school building in Glasgow’s West End is now under way –  with developer Kelvin Properties predicting ‘significant demand’ when sales of 49 apartments on the Napiershall Street site begin next year. 

The sensitive refurbishment of Napiershall Street School, which opened in 1900 and closed in the 1980s, means many key period features will be restored, including its central atrium and staircase.

While many of the 24 apartments will be converted former classrooms, an additional storey will add four stunning penthouses with large private terraces. 

Award-winning Glasgow-based urban regeneration specialists Kelvin Properties achieved full detailed planning consent earlier this year for the project, which include plans for a new-build development of an additional 25 apartments on the same site. 

The new building will feature a rooftop residents community garden designed for dining, wellness, and leisure. 

Kelvin Properties purchased the disused site from City Property. The school building itself most recently operated as offices – the Napiershall Street Centre. 

With building work now under way, the developer has targeted early 2025 for completion. 

Sales of 49 one, two, and three bedroom apartments are set to launch in Spring next year. 

Andrew Duncan, land director at Kelvin Properties, said: “This development is central to our mission to invest and build in Glasgow, turning former buildings on brownfield sites in and around the city centre into thriving residential communities where it’s viable to do so. 

“The retention and sensitive restoration of the school building are integral to our plans which were unanimously approved by Glasgow City Council and received tremendous feedback at the planning committee.

“While the former school is not a listed building, we feel strongly that retaining this excellent, structurally sound, building, is the right thing to do. We are restoring many of the old school’s features which made this building so special, while developing new high quality outdoor spaces, including the rooftop garden that will be key to fostering a thriving community within the development.

“Given the shortage of supply in Glasgow’s West End, we expect there to be significant demand when sales launch early next year.” 

The property has been designed by architects Haus Collective with sustainability in mind, with features including ample bike storage and EV charging stations to encourage more green modes of transport. A large green lawn with an area for planting, rainwater gardens, swift bricks, and flowering plants will also promote biodiversity. 

In addition to the rooftop residents’ garden, two children’s play areas will further promote community within the development. 

Previously, HAUS Collective director Murray Henderson described the preservation of the  Victorian building as the ‘gold standard’ for future applications. 

Meanwhile, properties at Kelvin Properties first Edinburgh development, 67 St Bernards in Canonmills, which has been described by Savills as one of Edinburgh’s most sought-after developments, are now available to buy.

A thrifty couple from Gateshead, Jess and Connor, both 29 years old, managed to save a whopping £13,000 by taking on the challenge of renovating their kitchen themselves, relying on DIY tips and tricks they found on social media.

Originally, the couple received quotes of around £15,000 to have their kitchen professionally redone. However, they decided to opt for a more cost-effective approach.

Turning to platforms like TikTok, YouTube, and Pinterest for inspiration and guidance, Jess and Connor embarked on the renovation journey themselves. The result is a transformed kitchen that cost them just over £1,500, including the purchase of some new appliances.

Jess explained their decision: “We weren’t planning on doing the kitchen ourselves originally. After getting quotes for three or four different places, all around the £15,000 mark, we decided that we couldn’t justify those costs for such a small space, and decided we’d have a go at doing it ourselves.”

The couple’s old kitchen featured uninspiring white cabinetry, grey tiled flooring, and slightly dated silver hardware. Their DIY makeover included fitting a second-hand Smeg fridge for £430, installing worktops from IKEA, laying a new solid oak floor from B&Q, and incorporating a black sink from IKEA.

They also gave their cupboards a fresh look by painting them in a stylish forest green and refreshed the tiles using antique white tile paint. Completing the transformation, they added gold hardware, including a Wodar boiling water tap, to complement the green cupboards.

Jess highlighted the most impactful changes: “I think the kitchen as a whole has transformed massively, but I would say the things that have made the most difference were actually the cheapest things to do. Painting both the kitchen tiles and cupboards has completely changed the look of this space.”

Her top tips for aspiring DIY renovators are to have a clear vision of what you want from your space and to invest time in prep work, even though it can be time-consuming, as it significantly improves the final finish and durability of the renovations.

Describing their style, Jess said, “[It’s] a real mix of things. We take a lot of inspiration from 70’s earthy colour palettes and love natural materials such as wood. We like to mix these with more contemporary fixtures and fittings to create a put-together unified space.”

United Living Property Services awarded £3.2m contract to renovate social housing in Grantham, South Kesteven, Lincolnshire. 

United Living Group, a provider of infrastructure, housing and property services, is pleased to announce it has been awarded a £3.288m contract for the Earlesfield Estate Capital Works Project (the “Project”) by South Kesteven District Council in Lincolnshire. The local authority has identified 152 post-war properties with Asbestos Containing Material (“ACM”) in Grantham, Lincolnshire. A number of the properties to benefit from the works are “Wimpey No Fines” design, a typical post-war construction. 

In addition to removing the ACM, replacement kitchens and bathrooms will be fitted in 143 of the homes, accompanied by electrical, heating and door upgrades in a similar number. 

During the works, around 112 households will be temporarily rehomed during the renovations to minimise disruption. A property on the estate will become a dedicated information hub where residents can find out more and keep up to date with progress. United Living Property Services will focus on delivering a high-quality renovation and ensuring we take residents’ views into account.

Daval Furniture, award-winning British designer and manufacturer of quality fitted furniture was the first choice for leading interior designer Lynsey Ford, Founder & Owner of Lynsey Ford Design.

Tasked with enhancing Lynsey’s home-studio with its 100% recycled Renzo Furniture, Daval created a custom hideaway kitchen with ample storage to optimise and support the creative process. Designed to harness her style of consultative, high focus work, and introduce the restorative qualities of wood in the workplace, Renzo introduces the subtleties of nature without impact to the environment.

Lynsey Ford of Lynsey Ford Design says, “I try to minimise my consumption, looking to reuse and fix where possible, and so when making purchases I try to buy for longevity. The longer a product lasts, the smaller its environmental impact will be, which is why I turned to Daval for my own project – a new Renzo furniture scheme for my interior design studio for Lynsey Ford Design. I selected Renzo in the Charred Japanese Wood finish as it allowed me to introduce sustainable design alongside the rich, textured look I wanted to achieve. The design features a clever hidden kitchen with instant boiling water tap and reeded glass storage cupboards. It sits behind two floor-to-ceiling doors and is great when I have client meetings and need a facility to make drinks or prepare some snacks without returning to the main house.”

Lynsey’s home-studio with new custom built-in kitchen offers a beautiful take of the grey colour palette, which is brought to life by the rich Renzo furniture, natural stone flooring and mid-century modern steel framed doors on entry. To emphasise the vertical lines, Daval chose to include a series of floor-to-ceiling storage cupboards, which enhance the interior elevations of the space by naturally drawing the eye upwards. By design, Daval has created a designated storage wall that cleverly conceals the bijoux kitchen so that Lynsey, can concentrate on design generation and client consultation with every necessity to hand.

Patrick Properties and the McGoff Group have partnered to create a new joint venture (JV) with plans to transform the former Mercure Hotel in Bowdon, Cheshire.

After more than 12 months working closely with Trafford Council on the design of the proposed mixed used development, including a number of pre-application meetings and local engagement, the joint venture has submitted a planning application for the brownfield site.

With both Patrick Properties and the McGoff Group based in Altrincham, maintaining the rich heritage of the property forms an integral part of the design, with the historic Hydro building and Hawthorn Lea villas retained. Marrying old and new, the plans include the demolition of the conjoined buildings and the introduction of six stylish townhouses and six apartments, sympathetic to the setting.

The development will also provide a children’s day nursery with 95 places and a state-of-the-art 53-bed care facility, creating an innovative multi-generational hyperlocal community which brings young and old together.

A fresh approach, the McGoff Group are close to build completion on its successful first multi-generational development in Lymm, which includes retirement apartments, a nursery and care home. Bringing together the best of care for all members of the community, this new concept is designed to offer the potential for children and the elderly to spend regular time in each other’s company which has many proven mental and physical health-related benefits including an increased understanding and appreciation of each other’s abilities and limitations, building tolerance and compassion and helping the elderly remain more mentally and physically alert.

Taking on board every possible eventually, and in today’s post-covid world, the care home has been expertly designed with infection control at the forefront of its service, providing wide corridors, large communal areas and break out spaces to facilitate social distancing. All of the bedrooms boast en suite wet rooms, which means if an outbreak occurs residents can be cared for within their own bedroom, which in turn inherently limits the opportunity for the spread of infection throughout the environment. This is in contrast to the national picture where many homes are housed in converted properties with smaller corridors and less communal space. In addition, many such homes often only have a small proportion of their bedrooms served by en suite facilities and subsequently imposes a reliance on communal toilets and bathrooms.

The care home also intends to incorporate sustainable technology to not only make the home more energy efficient in an ear of rising energy prices, but also ensure the best value can be demonstrated when contracting with sustainably conscious bodies such as the NHS, who New Care have worked extensively within various regions around the country during the pandemic. This service has enabled the rapid discharge of elderly residents from hospital beds into purpose built homely settings, where the highest levels of care can be administered whilst ensuring hospitals had capacity to provide critical care during the Covid-19 outbreak.

Located within the Bowdon Conservation Area, the essence of the development’s design is to re-establish the character and importance of the Hydro and Hawthorn Lea buildings, as well as to significantly increase green space, with private gardens for the townhouses, extensive grounds surrounding the apartments and a secure courtyard garden with the care home.

Sympathetic to the surroundings the design comprises in the main a muted palette of light stone and Bowdon white brick, with a different brick used for the care home to give a unique identity.

Having acquired the property a few years ago, designing the right development has been a labour of love for Jordan Kennedy, Director at Patrick Properties. He says: “This project is complex and having discussed possible schemes with several developers over the last few years, forming the joint venture with the McGoff Group was absolutely the right move. Together we have created a desirable multi-generational development that retains its historic charm yet boasts contemporary character. We viewed the historic buildings as assets, so the design was developed around those, with additional landscaping essential, all in keeping with the Conservation Area.”

Chis McGoff adds: “For several years this property has been derelict and much of it an eyesore, particularly along Marlborough Road. Working with Patrick Properties on the design, along with Trafford Council, has been a lengthy but interesting process, and from this we have a devised a pioneering multi-generational development that provides a positive and long-lasting contribution to the local area.

“We are confident the boutique collection of apartments and townhouses will prove hugely popular, and having conducted comprehensive research, we believe there is a real need for a children’s day nursery and care facility, particularly purpose-built environments that are sustainable, cost efficient and specifically designed to allow for the very best care.

“Furthermore, with two Altrincham based companies coming together, the sustainable credentials of the project are heightened as local labour and supply chains will be utilised for its delivery.

“As specialists in the care and childcare sectors, we are well versed in designing, building, maintaining and operating both day nurseries and care homes, and the Group will be involved in the development after construction is completed, ensuring exemplary services are provided that are benefit to the whole community.”

Jordan Kennedy concludes: “We are hopeful the planning department will be supportive of the proposed mixed-use regeneration project. The site, which was previously developed, will offer two different types of dwellings, a care home and nursery in an accessible, highly desirable urban location, contributing to the needs of the local population right through from young to old.”

Patrick Properties and the McGoff Group anticipate a decision on the planning application in the coming months.
