Independent West Country house builder Devonshire Homes has exchanged conditional contracts for the acquisition of land for a new build homes development in Halwill Junction, near Okehampton.

Devonshire Homes will now seek to obtain detailed planning consent for the development at Chilla Road which will consist of 32 high-quality new build homes with nine of these homes as affordable housing.

Located close to Okehampton and the market town of Hatherleigh, the development will offer a mix of two, three, four and five bedroom homes. Houses and bungalows will be available at Devonshire Homes’ latest development in the sought-after village of Halwill Junction, nestled in the Devon countryside and benefitting from easy access to the A30 and A386.

Homes from the multi award-winning house builder will cater to all types of buyers and will be erected on a gentle, south facing slope with beautiful countryside views towards Dartmoor National Park. Local amenities are within walking distance of the site with buses running between Okehampton and Holsworthy, providing an excellent connection to towns further afield.

Designed with the local community in mind, houses and bungalows will be built on the northern part of the site, leaving a generous area of green space on the southern boundary. Devonshire Homes will also contribute to the local community under the S106 agreement. This will include a £13,183 NHS contribution towards the provision for primary care at Blake House Surgery and Holsworthy Medical Centre; £32,397 towards off-site sports in Halwill Junction; £13,192 towards play space in Halwill Junction and £20,839 towards Secondary education transport to Holsworthy Community College

This is the third West Country site Devonshire Homes has exchanged contracts on within the last two months as the housebuilder accelerates its five-year growth plan. The announcement comes just two weeks after Devonshire Homes revealed it had exchanged conditional contracts on land in West Yelland, between Fremington and Instow on the North Devon coastline.

In May, Devonshire Homes announced the acquisition of approximately 36 acres of land in Trannack, near Penzance, assisting the company on its way to achieving its goal of doubling its turnover and building 400 homes per annum by 2026.

Independent West Country housebuilder Devonshire Homes has exchanged contracts for the acquisition of land for contemporary new build homes in West Yelland, North Devon. 

This latest acquisition is testament to how the housebuilder is accelerating its five-year growth plan. The announcement comes just three weeks after Devonshire Homes revealed it had exchanged conditional contracts on 36 acres of land in Penzance. The West Yelland site strengthens the award-winning housebuilder’s presence in North Devon, where construction has recently started on its East-the-Water site, The Grange. 

This development, known as the ‘Sun Houses’, is located in the desirable village of Yelland which is between the coastal village of Instow and Fremington, off Yelland Road. Within a short distance the popular beaches of Westward Ho! and Saunton Sands can be found and Yelland has easy access to the A39 and A361. 

This architecturally exciting scheme designed by Guy Greenfield Architects will complete the development and deliver 27 open market and 22 affordable homes in North Devon. 

The three, five and six bedroom detached homes are in an elevated position and make the most of their southerly aspect with estuary views and are surrounded by green, wooded hillside. 

Designed to maximise the use of natural light with large expanses of glazing, the open plan living makes the most of the desirable outlook benefiting from living areas and at least one bedroom South facing into a walled garden. The stylish contemporary homes take on a modern interpretation of the traditional bungalow. 

Devonshire Homes will invest more than £430,000 in the local community under the S106 contributions, including: £294,225 towards education, £127,291 towards recreation and £10,000 towards play equipment. Benefitting the existing occupied homes on the centre of the site, Devonshire Homes will also resurface the neighbouring roads which adjoin the site.

Independent West Country housebuilder Devonshire Homes has marked its 30th anniversary by announcing two new charity partners for 2022/2023.

The housebuilder, which currently has new build homes sites in Crediton, Bovey Tracey, Bideford, Kingsbridge and St. Austell, has announced South West Blood Bikes and Cornwall Blood Bikes as its two Charities of the Year.

Both Blood Bike charities are formed from teams of volunteers who rely on donations alone to operate their life-saving service. Volunteer bikers use their advanced motorcycle skills to provide an ‘out of hours’ service to NHS partners, transporting essential urgent supplies such as whole blood, pathology samples, medication, medical equipment, medical notes and donor breast milk to NHS hospitals and hospices throughout Devon and Cornwall.

Devonshire Homes will donate £25 to South West Blood Bikes and £25 to Cornwall Blood Bikes for every open-market house sold during the year and Devonshire Homes’ staff will also show their support by hosting and taking part in a variety of fundraising events.

Mark Bentley, Chairman of South West Blood Bikes, visited Devonshire Homes’ head office in Tiverton to deliver an insightful talk on the service Blood Bike volunteers provide and how it makes a difference to the NHS and people receiving treatment.

Mark commented: “We are delighted that Devonshire Homes has chosen South West Blood Bikes as one of its Charities of the Year alongside our friends at Cornwall Blood Bikes. We don’t receive any government funding and do not charge the NHS for our services. We rely 100% on donations from the public and businesses so we’re always very grateful when a company such as Devonshire Homes chooses to fundraise for us.

“It is great to see a housebuilder committed to giving back to the communities in which it builds in, particularly at a time when the NHS is under more pressure than ever before. We look forward to a very successful partnership with the team at Devonshire Homes.”

Devonshire Homes has a history of supporting local charities. To date, it has raised just under £50,000 for local charities including Children’s Hospice South West and Hospiscare. The housebuilder also regularly supports bespoke causes including the Tiverton Rugby Club, Mid Devon Show and Tiverton in Bloom.

Angus Cook, Managing Director of Devonshire Homes, commented: “At Devonshire Homes, we support a number of local good causes, but in consultation with our staff, we choose a Charity of the Year as a focus for our fundraising activities. Not only do many of them have full-time jobs, but they dedicate their evenings and weekends to being on call in case a local hospital needs urgent medical supplies. The Mayor and Mayoress of Bideford joined representatives from local independent housebuilder Devonshire Homes at an official turf cutting ceremony at the site in East-the-Water to mark the start of construction on a new homes scheme for the area.  

Cllr David Ratcliff and Philippa Ratcliff donned hard hats and hi-vis jackets alongside Managing Director of Devonshire Homes, Angus Cook, Sales and Marketing Director Jane Pearce and Construction Director Paul Coombes to cut the first patch of turf at the site.

The traditional ceremony, known as the ‘turf cutting’, is held to mark the formal start of building works. The development, named The Grange, will deliver 225 high-quality new homes, 45 of which are affordable, on land off Manteo Way in East-the-Water. 

Available to reserve soon will be a range of one, two, three, four and five bedroom homes built to the high building quality standards of Devonshire Homes. Each one will offer stylish, practical and modern living space with carefully designed exteriors that remain sympathetic to the local environment. 

Angus Cook, Managing Director at Devonshire Homes, commented: “This ground-breaking ceremony is a key step in helping us bring much needed new homes to East-the-Water in Bideford, with construction on the project now officially underway. We were delighted to welcome the Mayor and Mayoress of Bideford to the site. It gave us an opportunity to tell Cllr Ratcliff and Philippa a little more about the new homes we are providing for people in Bideford and how Devonshire Homes will work with the local community to ensure the properties blend with the surrounding environment. I would also like to thank the Key Stakeholders for their engagement during the planning process and our Case Officer, James Jackson.” 

Angus continued: “We’re excited to be back building in North Devon. Our last development in the region, Mazzard View in Landkey, was extremely popular with house hunters and we have no doubt that The Grange will experience the same success. During his visit, the Mayor highlighted how affordable homes needed to be delivered in the area. I’m pleased to confirm Devonshire Homes will be delivering all 45 affordable homes in partnership with Livewest.” 

Cllr Ratcliff commented: “Myself and the Mayoress were pleased to attend the turf cutting ceremony at The Grange. It was a great opportunity for us to find out more from Angus, Jane and Paul about the new homes which will soon be coming to Bideford. It was interesting to look at the site plans and I look forward to seeing the new homes come to life later this year.” 

The Grange, located off Manteo Way in East-the-Water, is close to the A39, Atlantic Highway and A361, ensuring excellent commuter links to North Devon and further afield. Bideford boasts plenty of amenities including a Tesco superstore in East-the-Water and three further supermarkets in Bideford, a leisure centre, swimming pool, restaurants and pubs. For families, there is schooling for all ages with the closest being East-the-Water Primary School and Bideford College across the water.
