Sustainable property company CITU has delivered its first affordable homes within the Aire Lofts apartment scheme, at the heart of the pioneering, multi award-winning Climate Innovation District in Leeds.

Working in partnership with social housing provider Leeds Community Homes (LCH), eight one and two-bedroom apartments are now available with the first residents set to move in imminently. This tranche is part of Aire Lofts and is the first of three phases of affordable homes being developed at the Climate Innovation District which will ultimately offer a total of 16 homes within the community. Three homes in this phase are being marketed as shared ownership* opportunities with the remainder available through social rent agreements.

CITU has been working with LCH since 2016 to incorporate social housing as an integral part of the Climate Innovation District which is being delivered on the banks of the River Aire, just a few minutes’ walk from the city centre. The LCH-managed homes of course enjoy the same industry-leading specification and sustainable credentials as their neighbours, with high performing energy efficiency in all the homes which are designed and manufactured on site.

The homes offer city centre living combined seamlessly with zero carbon sustainability credentials. All the apartments’ interiors feature a high-quality finish with concrete floors, exposed pipework and maximum natural light. Leeds College of Building and leading technology firm Collsys have joined forces to pioneer a new software package for the further education sector. 

The Collsys ‘Academic Suite‘ is designed to track knowledge, skills, and behaviours across all academic disciplines. It combines with their ‘Employability Suite‘ to provide a comprehensive single platform solution including work placement, enrichment, apprenticeships, and careers.

The project began when Leeds College of Building reviewed its existing systems post-pandemic and asked for staff feedback. Increasingly complex requirements and software that was no longer fit for purpose meant that investing in a new college-wide system became a priority.

Steve Connell, Assistant Principal at Leeds College of Building, said:

“As a busy further education college, we deliver a host of construction specialisms from plumbing, carpentry, and brickwork to civil engineering and transport planning. As such, we needed software that could not only track student work placements and enrichment, but also monitor progress, hold Individual Learning Plans (ILPs), link well with maths, English and support areas, hold student reviews and exam results and monitor attendance and punctuality.

“However, little is available to the FE sector which can manage data for both employer placements and student progress, and which is also user-friendly. Market leaders tend to offer solutions for one or the other but not together and can also be difficult to retrieve the correct information. We needed software that would be a one-stop-shop and present data quickly and consistently. 

“Our old systems were labour intensive and lead to silos or pockets of good practice, so I began talking with one of our existing software suppliers, Collsys. Their CEO, Brian Varley, was keen to explore this further and use expertise in his team to expand existing Collsys software parameters.” 


The College Work Based Learning and Employer Engagement teams already used Collsys modules for tracking work placements, enrichment, and employer engagement data. The aim was to extend this to a bespoke management platform used by all Leeds College of Building staff.

Brian Varley, CEO Collsys, said:

“This project has been a great opportunity to enhance our existing Employability Suite offering. Together with Leeds College of Building, we designed the Academic Suite to be easy to use with additional options for tracking ‘Knowledge Skills and Behaviours’ of vocational courses. This means staff can monitor if students are on track at any point in the year and put in earlier interventions. 

“We also included a joint training plan and review system that is not readily available on the market, given products are often not specifically designed with colleges in mind. A benefit of our system is that because we offer our Employability Suite alongside the Academic Suite, all data is in one place. Tutors can easily look at all aspects of a student’s data without having to switch between systems for reports.”

Over the last 12 months, a joint project team spent time researching, developing, designing, testing, and eventually rolling out the Academic Suite project. The new system is now live at Leeds College of Building and manages all aspects of students’ learning. 

Users can drill down to faculty, departmental, course, or individual student level data. Staff can quickly access vital data, generate reports, and view insights using a RAG (Red, Amber, Green) rating to quickly identify at-risk students, monitor progress, and tailor interventions.

Adam Sharpe, system super-user and Leeds College of Building carpentry and Joinery lecturer, said:

“The new system has great potential. The fact that Collsys has been made to suit our needs as a college is really pleasing, as this means that people like me and others within our organisation can make this new system the best it can be. Working with the Collsys team has been a pleasure; they have been so responsive when we have had technical issues and very patient when delivering training.”

Work is now underway on the next phase of development. The project team has hosted drop-in staff training sessions, created champions and super users, and helped with data transfer to the new system. Plans also include a portal and mobile app to allow employers, parents and carers to monitor a student’s attendance, progress, results, and staff feedback.

Steve concluded:

“This was an ambitious project, but it paid off. We’ve never had this level of data before! It’s fantastic to have everything in one place and quickly access data in real-time. It’s very user-friendly and is a much more efficient use of precious staff time. This bespoke platform will be crucial for external assessors moving forward as it ties together all aspects of apprenticeships and study programmes. Thanks to Collsys for listening to our needs and building a bespoke system for us. “

Enabling document digitalization, compliance and sustainability for the world’s largest asset class

Findable, which automates building documentation using Artificial Intelligence (AI), has arrived in the UK to solve building document chaos, using AI to read and automatically sort over one million documents for its customers to date. Building documentation is a key factor in cost and risk management and yet all too often property owners keep a mixture of analogue and digital systems.

Findable digitises building documentation, using AI to automatically categorise documents, provide compliance status and allowing users to locate specific information via a search function. The software is able to analyse headlines, pictures and drawings, and quickly conclude what the document shows and how it should be organised. It also produces a red flag report for each building which shows a building’s compliance status with items organised by what is required by law or operationally recommended.  The red flag report shows what’s missing and assists users in filling these gaps.

Building documentation or the ‘instruction manual’ of a building can relate to anything from the construction history and contractor details to maintenance information on HVAC units, pipes, electricals and fire safety. Storing this documentation safely and organising it in an easily accessible way is necessary to ensure routine facility management, inspection and certification processes. Poorly organised documentation results in additional costs for building owners while the physical storage of documents can frequently result in loss or damage.  With Findable, documents are more secure, complete and can be mined for information. This reduces the time consuming and manual process of managing complex documents, enabling construction companies and facility managers to streamline the process of inspections and certifications.

The volume of documentation in construction is increasing which is why Findable has made it easy for building owners to interact with their buildings.  To start, owners just drag and drop existing documentation and the files are automatically organised across 300+ categories all of which are searchable and accessible. A new study by 24housing.co.uk reveals that Stratford-on-Avon had the most completed new builds in the UK from 2020 to 2023.

The study examined building completion rates in various local authorities across the UK between 2020 and 2023 and compared them to the population of each local authority to determine the number of builds completed per 10,000 people.

Stratford-on-Avon takes first place with 283.9 new buildings completed per 10,000 population, reflecting a concerted effort to meet the growing demands of its populace. The total number is 3,860 houses compared to its population of 135,964. This picturesque locale, renowned for its historic charm and cultural significance, comprises the town of Stratford-upon-Avon, globally famous for its association with William Shakespeare, which makes it a popular location for tourists and, given the surge in builds, also among people who want to relocate and buy a house in the area.

Second is South Derbyshire, which follows closely behind, with 3,000 builds completed, translating to 277.6 new houses per 10,000 population. The region’s strategic location and robust economic infrastructure contribute to its attractiveness for developers and residents.

Mid Suffolk has demonstrated a commendable commitment to urban development, ranking third on the list, with 2,670 builds completed between 2020 and 2023. This accomplishment translates to 258.2 builds per 10,000 population, showcasing the region’s proactive approach to addressing housing demands while maintaining its distinct rural character.

Further down on the list, Harborough is fourth, with 2,530 completed builds over the same period. With a rate of 257.4 builds per 10,000 population, the region exemplifies a balance between urban expansion and environmental stewardship.

The top five closes with Midlothian with 251.4 new builds completed per 10,000 population, which reflects its strategic positioning within the Greater Edinburgh area and its role as an economic hub in Scotland.

Property finance lender MSP Capital has launched a regular property podcast for the South Coast.

Aimed at industry professionals, the series is designed to offer expert insight and knowledge about market trends, challenges and opportunities in the region.

Each month, the podcast centres on a studio discussion with an MSP Capital director and other industry guests.

The first broadcast, now live, features Adam Tovey, MSP Capital’s Risk and Underwriting Director, Nigel Price, Chairman of Residential at independent estate agent Goadsby, and James Kidner, Partner at law firm Trethowans and a specialist in residential development.

In his introduction, host Stephen Emerson says the aim of the podcast is “to offer a fresh perspective from key figures in the property industry in the South of England and explore the challenges and, more importantly, the opportunities that are present within the market”.

The first half-hour edition covers a range of subjects including interest rates, Build to Rent, the impact of working from home on property demand in the South and the importance of SME developers in driving residential development.    

All interviewees highlighted how well property professionals collaborate in the region, particularly in the face of recent economic challenges and pressure points in the planning system.

Asked about the lending side, Adam signals optimism about the funding landscape in 2024 and stresses MSP Capital’s focus on relationship-led lending, adding: “Over the last twelve to 18 months, more traditional sources of high street lending have pulled back further, which obviously creates opportunities for others. We continue to lend. Support is there if you are building the right type of product and you have a good project and location.”

On the rationale for the podcast, Adam says: “MSP Capital has over four decades of experience in the industry and feel that the best way to be successful in property is to share knowledge, share ideas and share experiences.

“This new partnership will allow us to shine a light on the leading minds from the property industry across the South Coast. I look forward to meeting more guests in the future.”

Sharing their hopes for the year in the first edition, both Nigel and James are upbeat.

Discussing the drop in fixed-rate mortgage rates in January, Nigel says: “The start to the year was not what we were expecting, in a positive way. The cuts took people by surprise and bode well for the market this year. We’ve had pent-up demand – now, people just want to get on.”

James says: “After what was a challenging year, there are elements of good news in the mortgage market, with rates more under control. Positivity in the mortgage market is going to bolster enthusiasm for the year ahead.”

Property and built environment students at Nottingham Trent University (NTU) were faced with a ‘real-world’ challenge last week. As part of a Sustainable Development Challenge – sponsored by property industry leaders, Jansons Property – students in their second year at the School of Architecture, Design and the Built Environment (ADBE) were given the task of developing sustainable solutions.

Professor Richard Bull, Deputy Dean of the School of Architecture, Design and the Built Environment at NTU said; “As a university we thrive on providing real-life work experiences like this to support our teaching and help make our students industry-ready for when they graduate from NTU. We are grateful to Jansons for investing their time and sharing their expertise with our students. Collaborative experiences, especially those with a focus on sustainability, are vital in providing the next generation with a solid understanding of the challenges they will soon face as young professionals in their built environment careers.”

By bringing together students from the Departments of Property Management, Architecture, Engineering and Construction Management and Quantity Surveying, the aim of the challenge was to encourage industry-like conditions of teamwork and realistic addressing of sustainability issues. It was designed to encourage collaborative working between different departments – an industry imperative– and help students look at real-world solutions, alongside individuals from other disciplines.

“The property industry relies on collaboration – buildings aren’t built by individuals, they come together from a lot of different disciplines joining forces. We felt it was important to create a project where NTU students could engage in the same way professionals do and solve a real problem,” explained Paul Nash, Construction Consultant at Jansons Property.

Following a design brief, the students used their individual and group skills to consider and create sustainable approaches. This culminated in pitching their proposals to a judging panel at the end of the day.

The event was attended by industry specialists and staff who offered mentor support and judged the competition. It concluded with a dinner at NTU where the winners were announced, and prizes awarded by Andy Jansons, Managing Director of Jansons Property and a former NTU student himself, who commended the students for “their commitment to the challenge and the high quality of the work that they produced and presented”.

Students Krishna Bhat, Milo Connelly and Dishav Vasudev made up the winning team, and walked away with a cash prize and recognition of their collaborative working across disciplines.

York Design Awards is inviting property and design professionals, enthusiasts, and creatives to join an evening of inspiration, networking, and celebration, to mark the launch of its 2024 awards.

The launch event will take place on Thursday 29th February at St Peters School from 6pm to 9pm, with drinks, canapes, guest speakers and networking. With entries for the awards set to open in due course, the evening is a great opportunity for prospective entrants to learn more about this year’s awards.

Keynote speakers, co-founder of Gustafson Porter + Bowman, Neil Porter and non-executive director of the Office for Place, Esther Kurland will be in attendance to share their knowledge and experiences in the design sector.

Co-founder of Gustafson Porter + Bowman, Neil Porter, who was also a landscape design consultant for York Central, has a wealth of experience in delivering significant public realm projects in the UK and abroad. Esther Kurland, a planner by background who has worked in local authorities for 10 years, is currently a member of the Governments Local Authority Planning Capacity and the Office for Place Transition Board.

Throughout the evening, there will be opportunities for networking, an audience Q&A with the keynote speakers, with drinks and canapes provided.
