REDD COMPLETES SALE OF ITS HISTORIC GRADE II LISTED DUPLEX 7 CHARLES STREET TO INTERNATIONAL BUYER

REDD is pleased to announce the sale of 7 Charles Street on 16/01/24. Dressed with fine art from great to modern masters, interior designed by Taylor Howes Designs, furnished using British brands and over 2 years in development by REDD – London’s leading high end developer and property investment partner –  7 Charles Street, the landmark development that channels ‘Modern Mayfair’, sells to an American buyer after asking £11.5 million. MSMR Architects worked on the design and total re-modelling of the property.

Marketed fully turn-key with artwork curated by Tanya Baxter of Tanya Baxter Contemporary, the property typifies prime London. It is the first ‘big ticket’ sale of 2024 in Mayfair, according to agents Beauchamp Estates, who introduced for the purchaser and comes at a time of renewed buoyancy in the London prime and super prime marketplaces. The property was on sale via the new Sotheby’s team in London during the time of purchase.

7 Charles Street is the first property to market and sell within the larger development plan REDD has for this pocket of prime London, where it owns and is developing out several addresses on Charles Street; the sale sets a new standard and benchmark for the area. One rooted in a mindful approach to procurement and contemporary buyer sensibilities.

The two-storey, 3,400 sq ft apartment pays homage in its design to the surrounding area and the building’s Arts & Crafts pedigree. Inspired by the tailors, couturiers and fashion houses that historically have resided in the area and anchored in celebrating British craftsmanship and design, the apartment features some 15 different UK design brands. From Chesneys fireplaces and Samuel Heath bathrooms to Bert Frank lighting and Havwoods flooring – to name a few – the apartment is a testament to the enduring design prowess of British designer-makers.

The property comprises three bedrooms, all ensuite, study, living room, dining room (with three metre table), kitchen, balcony, courtyard-outdoor living room and secondary entrance, with kitchenette and laundry facilities accessed via a discrete lower- level entryway.

Mark Tredwell, REDD’s Head of Development, commented: “We’re thrilled to be kick-starting 2024 on such a positive note. The apartment created and the quality of the finish of 7 Charles Street is only matched by its locality and lifestyle offering, we’re proud of what’s been achieved. We’re forever mindful and watchful of our approach at REDD and we’ve seen a real dynamic shift in this area, to deliver a project that speaks to the newer, more modern sensibilities of the buyer is key to our success. Attention now turns next door to 6 Charles Street, where we are on site developing a further 10 properties and One Palace Green, with both schemes due for completion in 2025.”

Karen Howes, CEO & Founder of Taylor Howes Designs, commented: “This has been an exciting project for the studio to work on and has allowed us the opportunity to work with the finest brands, to create a fully turn-key home that epitomises British luxury. Our design sought inspiration from the storied streets of Mayfair, its heritage and design prowess. We are delighted its story will continue with the new owners”.
